Job Description

The Development Director spearheads the expansion of our Data Center footprint by leading the end-to-end delivery of new site developments. In this executive role, you navigate the complex journey from initial site selection and land acquisition through to final planning approvals and utility securing. You act as the strategic lead, aligning real estate, power procurement, and design teams to ensure we build high-capacity, sustainable facilities that meet the growing demands of our global clients.

Key Responsibilities

  • Lead Site Selection by identifying and evaluating strategic land opportunities for new Data Center builds.
  • Master Power Procurement by negotiating with utility providers to secure high-voltage power allocations and grid connections.
  • Navigate Entitlements by leading the zoning, permitting, and environmental approval processes with local government authorities.
  • Direct Pre-Construction Design by partnering with architects and engineers to optimize site layouts for maximum power density and cooling efficiency.
  • Manage Project Budgets by overseeing multi-million dollar capital expenditure (CAPEX) plans and ensuring financial feasibility.
  • Drive Stakeholder Engagement by building strong relationships with local communities, landowners, and government officials.
  • Assess Risk by conducting thorough due diligence on fiber connectivity, water access, and geological stability.
  • Coordinate Cross-Functional Teams including Legal, Finance, Construction, and Operations to ensure a seamless project handover.

Required Qualifications and Skills

  • Bachelor’s degree in Real Estate, Engineering, Urban Planning, or Business; an MBA is preferred.
  • 12+ years of experience in large-scale infrastructure development, with 5+ years specifically in Data Centers.
  • Understand the fundamentals of power grids, fiber networks, and the cooling requirements of mission-critical facilities.
  • Possess a proven track record of securing complex land deals and utility agreements.
  • Demonstrate the ability to manage high-pressure development timelines and diverse professional teams.
  • Offer expertise in financial modeling, investment committee reporting, and cost-benefit analysis.
  • Excel at presenting complex development plans to executive leadership and public regulatory bodies.
